Developer buys site on Alta Drive for .5 million

Developer Hass Communities recently closed on the purchase of a site near the intersection of Alta Drive and Interstate 295.

Information from Prime Realty shows Hass Communities acquired a 7.7-acre site for $3.5 million. The seller was Signature Land, and the deal was brokered by Shaun Mayberry of Prime Realty.

The site is located in an increasingly active area northeast of downtown Jacksonville. It is located between Jaxport and Jacksonville International Airport and within half an hour drive of the Beaches.

"This is an intersection that people have been talking about getting more developed for at least a decade and now it’s happening," said Prime Realty's Tyler Saldutti. He said a new Publix in the area of Alta Drive and New Berlin Road has helped solidify it as a growing area.

Saldutti and Mayberry said Hass Communities was attracted to the site because of the growth of the area, which includes several new single-family home and townhome communities, as well as other development.

"This is a growing area; it’s kind of the next big thing," Mayberry said.

Prime Realty said the developer bought the site on spec and has not yet nailed down plans for what it will build. The most likely scenario includes retail outparcel space and possibly self storage or hotel uses.

Mayberry said there is another nearby site at 0 Faye Road that consists of just more than 10 acres that has seen multiple interested parties.
